Condo living, handled

Painting Condos in St. Petersburg

St. Petersburg has one of the densest condo markets in Florida, from downtown and Beach Drive towers to Gulf-front buildings on St. Pete Beach and Treasure Island to garden-style communities in Feather Sound, Bardmoor, and Pinellas Park. Each has its own rules about access, hours, and what owners can change. We paint individual units and common areas across the county, and we plan every job around the building as much as the unit.

Shared walls and neighbors

We keep noise, odors, and hallway traffic to a minimum, and we use low-VOC interior paints as our default so the smell does not drift next door or linger in your unit overnight.

Association rules and approvals

Pinellas associations regulate entry doors, balcony finishes, and anything visible from outside. If your project touches a shared surface, we supply color samples and product sheets for your board before work starts.

High-rise and beachfront logistics

Freight elevator reservations, loading windows, and building insurance requirements are part of the job in downtown and Gulf-front towers. We handle the paperwork and scheduling with your management office.

Salt and humidity indoors

Waterfront condos see salt-laden air and humidity swings, especially on balconies and in kitchens and baths. We use moisture-resistant finishes in those spaces so the paint does not peel or spot.

Condo painting schedule

Interior condo work is scheduled year-round in St. Petersburg. Exterior pieces such as balconies, entry doors, and lanai ceilings are best done in the dry season from October through May, though we work around summer storms when needed. High-rise and beachfront buildings often limit contractor hours, so we book those projects a few weeks ahead.

What's Included in Every Condo Painting Project

  1. 1

    Free in-unit estimate

We walk the unit with you, measure, talk through colors and sheens, and confirm any association rules. You get a written quote covering labor, materials, prep, and cleanup.

  2. 2

    Building coordination

We confirm access, elevator or dock reservations, parking, insurance certificates, and working hours with your management office so the job fits the building's rules.

  3. 3

    Protection and prep

Furniture is centered and covered, floors and fixtures are masked, and walls are patched, sanded, and spot-primed. Nail pops and old anchor holes disappear here.

  4. 4

    Two low-odor finish coats

Applied by roller and brush with hand-cut lines at ceilings, trim, and built-ins. Washable, moisture-resistant finishes go in kitchens, baths, and lanais.

  5. 5

    Daily cleanup and walk-through

Common areas are left clean every day. When we are done, you inspect the whole unit with the crew lead and we touch up anything you point out.

Straight talk on pricing

What Affects the Cost of Painting a Condo in St. Petersburg

Every quote is built for your unit, but a few things consistently move the number. Knowing them up front makes the estimate easier to read.

Unit size and ceiling height

A one-bedroom with standard ceilings is a quick job. Penthouses, lofts, and units with 10-foot ceilings need more staging and more paint.

Rooms and scope

Walls only, or walls plus ceilings, trim, doors, closets, and lanai? Each is priced separately so you can decide what goes in.

Wall condition

Fresh drywall and lightly worn walls are simple. Heavy patching, wallpaper removal, or water stains add prep time.

Color change

A deep accent wall or a switch from dark to light usually needs primer and an extra coat.

Building access

Freight elevator windows, limited parking, or restricted contractor hours can stretch a job across more days.

Product choice

Low-VOC and scrub-resistant lines cost a little more per gallon and hold up better in small, high-use spaces. We will show you the options.

Where we work

Condo Painting Across Pinellas County

We paint condo units and common areas throughout St. Petersburg and Pinellas County, from downtown towers and Gulf-front buildings on St. Pete Beach, Treasure Island, and Madeira Beach to garden-style communities in Feather Sound, Bardmoor, and Clearwater. If you are in one of the areas below, we are already working nearby.

St. Petersburg Condo Painting FAQs

Do I need permission from my condo association to paint?

For the inside of your unit, usually not. For anything visible from outside or shared, such as entry doors, balcony ceilings, railings, or lanai walls, most Pinellas associations require approval of the color and sometimes the product. We can provide samples and product sheets to make that easier.

Can I stay in my condo while it is being painted?

Yes. Most condo interiors are finished in a few days, and we sequence rooms so you always have usable space. We use low-VOC paints by default, so odor is minimal and rooms are ready to use again the same evening.

Do you work in high-rise and beachfront buildings?

Yes. We are used to freight elevator reservations, loading windows, contractor hour limits, and building insurance requirements. We coordinate all of it with your management office before the first day.

Do you paint common areas like hallways, lobbies, and stairwells?

Yes. We work with condo boards and property managers on shared interiors as well as individual units. Common area work is scheduled to keep hallways passable and can be done in phases or off-hours.

Can you paint my balcony or lanai ceiling?

Yes, once your association approves the color. Balconies on the water take salt and humidity, so we use exterior-grade, mildew-resistant coatings rated for coastal exposure even under cover.

How many coats do you apply?

Two finish coats over any primed or patched areas. One-coat jobs look fine on day one and thin out within a year or two, which is not worth the small savings.
