Built for the Gulf Coast

Painting Homes in Tampa's Climate

Tampa is one of the toughest places in the country to keep paint looking good. Ten months of intense sun, summer humidity that never lets up, daily afternoon storms from June through September, and salt air near the bay all attack a finish at once. Stucco chalks, caulk splits, and mildew shows up on any north-facing wall that stays damp. Here is how we plan around it.

Year-round UV

Florida sun fades and chalks paint faster than anywhere in the Midwest. We use 100% acrylic exterior coatings with UV-resistant pigments, and we will talk you out of the deepest colors on the sunniest walls if longevity matters to you.

Humidity and mildew

Damp shade breeds mildew. Every exterior is pressure-washed with a mildewcide before painting, and we use coatings with mildew-resistant additives so the north side of your home stays as clean as the south.

Stucco and block construction

Most Tampa homes are concrete block with stucco. Hairline cracks are sealed with elastomeric patch, chalky stucco is primed with a masonry conditioner, and we choose breathable coatings so trapped moisture can escape instead of blistering the paint.

Storm season prep

We check the forecast daily in summer, plan exterior work for the morning hours before storms build, and keep the schedule flexible so a coat is never applied to a wall about to get rained on.

Tampa exterior painting calendar

We paint exteriors year-round in Tampa, but the dry season from October through May is ideal: lower humidity, cooler surfaces, and no daily thunderstorms. Summer work is done in the morning before storms build. Interior projects are scheduled any time of year, and summer is a popular season for them.

What's Included in Every Home Painting Project

  1. 1

    Free on-site estimate

An estimator walks your home with you, measures, talks through colors and finishes, and sends a written quote covering labor, materials, prep, and cleanup. No surprises after the job starts.

  2. 2

    Pressure wash and prep

Exteriors are washed with a mildewcide solution, cracks are sealed, chalky stucco is conditioned, and trim is scraped, sanded, and caulked. Interiors are patched and sanded smooth.

  3. 3

    Priming where it counts

Bare stucco, patched areas, stains, and major color changes get primer. Sound existing paint does not need it, and we will tell you which is which.

  4. 4

    Two finish coats

Applied by sprayer with back-rolling on stucco so the paint works into the texture, and by brush and roller on trim, doors, and interior walls.

  5. 5

    Cleanup and walk-through

The work area is tidied every day. When we are done, you walk the whole project with the crew lead and we touch up anything you point out before we leave.

Straight talk on pricing

What Affects the Cost of Painting a House in Tampa

Every estimate is specific to your home, but the same handful of things move the number. Knowing them ahead of time makes the quote easier to read.

Stucco condition

Hairline cracks and light chalking are routine. Heavy cracking, blistering, or previous coating failure adds sealing and priming time.

Square footage and stories

A two-story home with a screened lanai and multiple rooflines takes more ladder and masking time than a single-story ranch of the same footprint.

Trim, doors, and details

Fascia, soffits, shutters, garage doors, and lanai frames all add hand work beyond the field color.

Color change

Going from dark to light, or light to a deep color, usually needs primer and can add a coat.

Interior scope

Ceilings, trim, doors, and closets are priced separately from walls, so you can include or leave out what you want.

Product choice

Premium UV- and mildew-resistant lines cost more per gallon and last longer in Florida sun. We will show you the options rather than default to the most expensive one.

Tampa Home Painting FAQs

When is the best time of year to paint a house exterior in Tampa?

October through May. Humidity is lower, surfaces stay cooler, and there are no daily afternoon storms, so paint cures evenly. We paint exteriors in summer too, working mornings and watching radar, but the dry season gives the most predictable schedule.

How long will exterior paint last on a Tampa home?

With proper prep and a quality 100% acrylic coating, most stucco homes in Tampa get five to eight years before they need a refresh. Sun-facing walls and dark colors fade first. Light colors and premium UV-resistant lines last longest.

Why does my house get mildew, and will new paint stop it?

Humidity and shade. North-facing walls, areas behind shrubs, and anything near a sprinkler stay damp and grow mildew. We wash with a mildewcide before painting and use coatings with mildew-resistant additives, which slows it dramatically, though periodic rinsing still helps.

Do you seal stucco cracks before painting?

Yes. Hairline cracks are filled with elastomeric patching compound and wider cracks are routed and sealed. Painting over unsealed cracks lets water in behind the coating, which is how blistering starts.

Can you paint during hurricane season?

Yes, with a flexible schedule. From June through November we plan exterior work for mornings, check the forecast daily, and will pause rather than apply a coat ahead of a storm. Interior work is unaffected.

How many coats do you apply?

Two finish coats over primer wherever there is bare stucco, patched areas, stains, or a big color change. One-coat jobs look fine at first and fade out within a year or two in Florida sun.

Do you provide the paint, and which brands do you use?

Yes, paint and materials are included in your estimate. We work primarily with Sherwin-Williams and Benjamin Moore lines formulated for Florida sun and humidity, and we are happy to use a specific product if you have one in mind.
